Privacy
The short version: we collect what we need to host you, we use a few trusted tools to do it, and we don't sell your info.
Who we are
Insane Stays runs vacation rentals in Texas, starting with Pickle Beach. This policy covers insanestays.com, the texts and emails we send, and the info we handle for your stay. Questions? Email [email protected].
What we collect
When you book
- Your name, email, phone, dates, and how many guests and pets are coming. Bookings run through Hospitable, our booking system.
- Payment. You enter your card on Hospitable's checkout, not on our site.
- Guest verification. After booking, the main guest completes a quick check in our guest portal (run by Hospitable): a government ID and a signed rental agreement.
- Booked on Airbnb, Vrbo or Booking.com? That site shares your booking details with us through Hospitable. Their own privacy policy covers what you gave them.
When you reach out
- The chat bubble on our site asks for your name, phone and message, plus anything else you send in the chat. We might ask for your email too. That part's optional. Some chat replies may be automated.
- The crew form (/crew) takes your name, cell number and reservation code, so we can text you the house info.
- The hosting form (/hosting) takes your name, email, phone, the property address and anything you tell us about the place.
- Texts, calls and emails you send us.
When you browse
Pages you view, what you click, your device and browser, a rough location based on your IP address, and the site that sent you. Google Analytics, the Meta pixel and a site tracker from Intellihost (our pricing and analytics tool) collect this. If you start a booking, Google and Meta also get a note that you did, with the total shown.
At the house
- The guest Wi-Fi has a sign-in page that may ask for your email.
- Two noise monitors, one in the living room and one in the backyard. They measure noise levels. They don't record audio or conversations, and there are none in bedrooms or bathrooms.
How we use it
- To take and manage your booking and verify the main guest.
- To send check-in info, the guidebook and your door code.
- To answer your questions by text, chat or email.
- To email past guests about open dates, deals or new houses. Every one of those emails has an unsubscribe link.
- Marketing texts only go to people who separately said yes to them. Booking a stay is not a yes to marketing texts.
- To talk with homeowners about hosting their property.
- To see how the site is used, fix what's broken and measure our ads.
- To keep our guests, the house and the neighbors safe, and to keep spam and fraud out of our forms.
Who handles it for us
We use a few outside services. Each one only gets what it needs to do its job.
- Hospitable: our booking system. Checkout, payments for direct bookings, the guest portal and verification, and guest messages.
- GoHighLevel: our contact list. It sends our texts and emails, runs the chat on our site, and holds what you send through our forms. Booking details and messages about your stay are copied from Hospitable into it, so we can reach you about your stay.
- Google: Google Analytics, to understand how people use the site.
- Meta: the Meta pixel, to measure visits and our ads on Facebook and Instagram. Meta may match a visit to a Meta account, including by using contact details in a scrambled (hashed) form.
- Intellihost: our pricing and analytics tool. Its tracker measures visits to our site.
- GoHighLevel also hosts this website and its forms.
- StayFi: runs the Wi-Fi sign-in page at the house.
- Airbnb, Vrbo and Booking.com: when you book through them.
We also share info when the law requires it, or when we need to protect our guests, the house or the neighbors. We don't sell your personal information.
Text messages
We text about bookings and stays, we text homeowners who ask us about hosting, and we answer when you text us. Message frequency varies. Message and data rates may apply. Reply STOP to any text to opt out, or HELP for help. You can also email [email protected]. The full text message terms are on our Terms page.
Cookies
Cookies are small files your browser keeps for a site. Google Analytics and the Meta pixel set cookies that tell one visit from the next. When you head to checkout, Google Analytics carries your visit over to Hospitable's checkout page so we can tell a booking started on our site. The chat and Hospitable's checkout may set their own cookies too.
You can block or delete cookies in your browser settings, and the site still works. Google offers a browser add-on to opt out of Google Analytics, and you can manage ad settings in your Facebook or Instagram account. Our site doesn't change what it does based on browser "Do Not Track" signals.
How long we keep it
- Booking records: as long as we need them for taxes, accounting and legal reasons.
- Contact info (texts, emails, chat, forms): until you ask us to delete it, or we no longer need it.
- Site analytics: Google, Meta and Intellihost keep it under their own retention rules.
Your choices
- Want a copy of your info, a fix, or for us to delete it? Email [email protected]. We may need to keep a few records the law requires, like bookings and taxes.
- Unsubscribe from emails with the link at the bottom of any email.
- Reply STOP to any text.
- Block or clear cookies in your browser.
Kids
Kids are welcome at the house, but this site isn't meant for children under 13, and we don't knowingly collect their info. If you think a child sent us something, email us and we'll delete it.
Keeping it safe
We use trusted providers and limit who can see your info. No system is perfect, so we can't promise nothing will ever go wrong, but we take it seriously.
Changes
If we change this policy, we'll post the new version here and update the date at the top.
